The challenge
The mandate involved overlapping questions of title, statutory intervention, pending litigation and the authority of persons asserting interests in the land. Commercial options could not be assessed without first understanding the legal character of the rights and the effect of the operative proceedings.

Successor interests, decision-making authority and document custody had to be aligned before any representation or transaction could be treated as properly authorised.
The TLGS approach
TLGS developed an integrated view of the title and legislative history, connected proceedings and the competing routes available for protecting the parties’ interests.
The work distinguished relief requiring adjudication from documentation, valuation and authority-related steps that could be prepared in parallel.
Engagement, custody and coordination arrangements were designed to connect legal strategy with any later development-rights or transaction pathway, while retaining the conditions on which such a pathway depended.
From advice to action
The engagement produced a structured legal-commercial dossier and coordinated framework for counsel, stakeholders and specialist advisers. It made the dependencies explicit and converted a fragmented asset dispute into defined workstreams for rights protection and transaction preparation.

The regulatory and commercial lens
Equality and protection against deprivation of property except by authority of law form part of the constitutional context. The actual remedies depend on the legislation, rights and orders applicable to the matter.
